You get the power of a large nationwide homebuilding company — with the personalized service that only a local builder can deliver.

From a team of visionary architects, to a network of high-caliber vendors, to the knowledge and systems designed to create a streamlined building process, Arthur Rutenberg Homes gives buyers access to the wealth of benefi ts only a very large and successful building organization can provide. But clients also have the advantage of working directly with a small home builder: personal attention and a one-on-one relationship with the business owner. In other words, you get the best of both worlds.

“We’re in the relationship business, and we just happen to build custom homes,” explains Ankur Gupta.
Gupta and AJ Lall are the co-owners of Dublin-based Joss Construction Group, an independent franchise of Arthur Rutenberg Homes.

“Customer service is very important to us. Not just during the build process, but afterwards as well,” Gupta says.

“Arthur Rutenberg reached out to us when they decided to come to Columbus because they felt we would be a good partner. We looked into their program and it made sense to take advantage of their tools and resources,” says Lall. “We joined in 2017 and it’s been a great partnership. Their portfolio of award-winning plans is second to none, their software allows us to quote customized plans very quickly and accurately, and having the buying power of a national network allows us to pass significant savings along to our buyers.”

Headquartered in Clearwater, Florida, Arthur Rutenberg Homes is the largest network of luxury homebuilding franchises in the country. The company was started in 1953 when, at 26, Art Rutenberg began building homes in Florida. He sold his first franchise in 1978.

Today, Barry Rutenberg, Past Chairman of the National Association of Homebuilders, chairs the company his father started. Frank Pizzica, a former franchise owner and lifelong builder, has served as CEO since 2010. The company’s independent franchises currently build across the Southeast, Mid- Atlantic and Midwest.

“They give us great support,” says Gupta. “They have a large team of architects, estimators, trainers and accountants that work hard to help us be successful. The fact that they bring that level of support to the table frees up our time to focus on our clients and give them the best experience throughout the process.”

Adds Lall: “We have a whole network of support. From the moment I first arrived at the headquarters in Florida to meet their team, I was welcomed like a family member. That is exactly what I was looking for.”

Individualized building

Throughout his 20 year homebuilding career, Lall has shown a natural talent for bringing creative ideas to custom home design. Originally from New Delhi, India, Lall has always had a fascination with building and, from an early age, he showed a talent for fixing things around the house. At 19, Lall came to the US to attend The Ohio State University. After graduating with a business degree, he owned an import/export business before following his instinct for construction and started his own award-winning custom homebuilding company in 1996.

When Arthur Rutenberg Homes approached him to join the network as a franchise, Lall had no hesitation about choosing who he wanted to join him in the building business: Gupta, a longtime friend.

Also from New Delhi, Gupta came to the US at age four and grew up in South Florida. After graduating from Florida International University – College of Business Administration with a fi nance major and computer science minor, he worked as a high-level information technology project manager. In 2005 he started to moonlight in real estate investment and a few years later he began flipping homes. Home renovation soon became Gupta’s prime interest and, in 2016, he quit his IT career to devote himself full time to his remodeling projects. A year later, he joined Lall as they formed Joss Construction Group as co-owners.

Along with Gupta and Lall, Joss has a five person staff that includes a Sales Manager, a Sales Associate, and three Field Supervisors.

“We’re working one-on-one with each customer each day,” says Gupta, “and everybody has the same goal — to deliver a smooth, straightforward process and an exceptional product at the end.”

showcased as a model home, and then put your own personal mark on it with the help of our Custom Design team. Not only does this minimize the amount of time the customer must spend in the design stage, it also saves money versus developing an entirely new set of plans.”

The end result is a Personalized Floor Plan for the customer, accompanied by a final, fixed-price quote that is clear, transparent, and free of confusing allowances. “There’s absolutely no guesswork or gray areas in our quotes,” says Lall, “and that allows us to give the best price right from the start.”

Smooth construction process, extensive design choice

Lall and Gupta work closely with each of their buyers to customize their home plans and give them the features and design they really want. Because they are the franchise owners, they are also the final decision-makers. Clients get fast answers to their questions and a quick resolution to any issues.

The goal of the Arthur Rutenberg process is an efficient design and build experience that is transparent and easy on the customer. “Our goal is to be very quick and efficient in every phase of the process, starting with design,” says Gupta. “We want to get numbers and plans to clients quickly because we don’t want to have a long, drawn-out process. Since we have the support of a large team behind us, we are able to eliminate months from a typical design and bid timeline, and then move through the construction process with predictability. In the end, it’s all about customer service.”

The company’s design process was developed to give buyers exceptional choices and flexibility. Since Arthur Rutenberg franchises have built thousands of houses in all architectural styles, customers can meet with Gupta or Lall to search through the company’s extensive portfolio of plans to find a starting point for their custom home. According to Gupta, “We like to say, ‘Start with our house, and then make it yours.’ We feel there is a lot of value in that. Let’s start with something exceptional that, in many cases, has been showcased as a model home, and then put your own personal mark on it with the help of our Custom Design team. Not only does this minimize the amount of time the customer must spend in the design stage, it also saves money versus developing an entirely new set of plans.”

After construction starts, clients benefit from the exceptional quality standards Arthur Rutenberg Homes requires. “In our contract, we commit in writing to two important things that are important to our buyers,” stated Lall. “First, we commit to providing the buyer a level of quality and craftsmanship that is equal to what they saw in our model home. Second, we commit to a Gold Standard Closing, which is defined as no more than five minor items that we will correct within fifteen days after closing. We want buyers to know that we build every house as if it was going to be a model home because, to them, it is going to be their model home.”

A 2018 Parade of Homes builder at Eversole Run, Joss recently opened a spectacular model home in Jerome Village that showcases both the Arthur Rutenberg brand’s five-star standard features, as well as its straightforward sales process.

“The beauty of the Arthur Rutenberg sales process is in its simplicity – what you see is what you get,” explains Lall. “So when you visit the model and see our high-end standards and finishes — that’s what we include in the base price of every home we sell. There are no allowances in our quotes and there is no going back to the customer with something like, ‘That hardwood in the Great Room is extra,’ or ‘That quartz countertop is an upgrade.’ This makes it very easy for the client to understand what he or she is buying from the very beginning.”

The model, a stunning Modern Farmhouse design with over 6500 square feet of living space, opened in August and includes many of Arthur Rutenberg’s signature design features, such as an open floor plan, impressive ceiling details, a true oasis of a Master Bathroom, and an exceptional finished lower level that features expansive ten-foot ceilings and a terraced window well that floods the area with natural light. Outside, a covered patio features a fi replace and built-in barbecue. “We want you to be able to stay in and have fun at home,” says Lall.
